Prosecutor’s office warns: Attention! Swindle with land
Before buying the land, pay attention to the following:
Seller must have three documents, confirming the rights of ownership:
- Certificate of the state registration of land title;
- Original document, on the basis of which the land title has been registered (for example, contract of sale, certificate of inheritance, etc.);
- Genuine cadastral plan with the cadastral number, area and location of the land.
Information about the owner must be identical in all documents.
If the owner is a natural person, it is necessary to check a document, proving the citizenship of the Republic of Kazakhstan and if a legal person – certificate of registration of a legal entity, Tax Authority Registration Certificate and extracts from the Unified State Register of Legal Entities.
In order to get more money from the buyer, swindlers can show a large piece of ground.
So, after checking the documents, it is necessary to check the plot area.
